Walker & Dunlop Capital Markets Real Estate Finance arranged the transaction on behalf of an institutional client with financing provided by Wells Fargo. Allan Edelson, Justin Nelson, Jeremy Seid, Joe Tarantino, and PJ Feichtmeier arranged the floating-rate, interest-only acquisition financing.

“Wyndchase Aspen Grove's prime location, low-density layout, and strong market fundamentals made it an attractive financing opportunity,” said Edelson, senior managing director of Capital Markets Real Estate Finance at Walker & Dunlop. “We worked closely with Wells Fargo to arrange floating-rate, interest-only financing that provides our client with flexibility as they execute their business plan. The transaction reflects our ability to deliver competitive financing solutions for institutional clients in sought-after multifamily markets.”

The property features one-, two-, and three-bedroom residences, including townhome-style options, across 33 residential buildings. Averaging 1,091 square feet, the residences are complemented by more than 60 acres of green space and an extensive amenity package, including two swimming pools with sundecks, a 24-hour fitness center, a clubhouse with a game room, outdoor gathering areas, grilling stations, a cybercafé, a playground, a dog park, and a pet wash station.

Wyndchase Aspen Grove is located in Franklin's established Aspen Grove/Cool Springs corridor, offering convenient access to major employment centers, retail, dining, entertainment, and healthcare destinations, as well as Interstate 65, which connects residents to the broader Nashville metropolitan area. The property also benefits from its location in Williamson County, one of Tennessee's most affluent and fastest-growing counties, known for its strong household incomes, highly rated schools, and well-educated workforce.

Key Terms

floating-rate financial
A floating-rate is an interest rate on a loan, bond or other debt that moves up or down over time based on a regularly published reference number, so the payments change as market rates change. For investors, that means income and interest costs track current market conditions—like a thermostat that adjusts with room temperature—offering protection when rates rise but adding uncertainty about future cash flow.
interest-only financial
A loan or payment plan where the borrower pays only the interest for a set period while the original loan amount (the principal) stays unchanged; after that period payments typically rise to cover principal or a lump-sum principal payment is due. For investors this matters because interest-only structures change cash flows and risk: they can boost short-term income but increase the chance of payment shock or default later, similar to renting a car without paying down the purchase cost until the final bill arrives.
