On September 3, 2025, SmartStop Self Storage REIT, Inc. (the “Company”) and members of its management team will be participating in the Self Storage Association's 2025 Fall Conference & Trade Show. The Company will provide the following metric for the Company’s 2025 same-store facilities (stabilized and comparable properties that have been included in the consolidated results of operations since January 1, 2024, excluding four other properties):

•July 2025 year-over-year same-store revenue growth was 2.9%. This represents year-over-year growth of revenue, which includes rental income, certain ancillary revenue, administrative and late fees, but excludes tenant protection program revenue for the Company’s same-store pool for the month of July 2025 as compared to the comparable period in 2024.
