Item 7.01 Regulation FD Disclosure

 

On September 3, 2025, SmartStop Self Storage REIT, Inc. (the “Company”) and members of its management team will be participating in the Self Storage Association's 2025 Fall Conference & Trade Show. The Company will provide the following metric for the Company’s 2025 same-store facilities (stabilized and comparable properties that have been included in the consolidated results of operations since January 1, 2024, excluding four other properties):

 

July 2025 year-over-year same-store revenue growth was 2.9%. This represents year-over-year growth of revenue, which includes rental income, certain ancillary revenue, administrative and late fees, but excludes tenant protection program revenue for the Company’s same-store pool for the month of July 2025 as compared to the comparable period in 2024.
