As Executive Vice Chairman, Bauer joins Cushman & Wakefield’s Phoenix office with Managing Director Clark Bauer, Senior Associate Valeria Galindo, and Brokerage Specialist Bridgette Kiefer, bringing together a team focused on serving data center tenants, landlords, developers, investors, and operators.

The team specializes in multi-tenant data centers and advises clients on leasing, acquisition, investment, development and land transactions. Their collective experience spans work with Fortune 500 companies, hyperscale and enterprise data center operators, as well as many of the industry's leading developers. Leveraging deep technical knowledge and longstanding industry relationships, the team provides strategic guidance across the full lifecycle of data center projects and digital infrastructure portfolios.

“As the data center sector continues to play a critical role in the digital economy, we are excited to welcome a team with such impressive experience and market credibility,” said Bryon Carney, Managing Principal for Cushman & Wakefield in Phoenix. “Their expertise expands our capabilities in a key growth area and reinforces our commitment to delivering best-in-class solutions for clients. We look forward to the impact they will bring and the continued success we will achieve together.”

Mark Bauer’s data center career began at Cushman & Wakefield in the late 1990s, where he launched the firm's original Southwest data center platform. He later built up CBRE’s data center platform before joining JLL, where he consistently ranked in the top 2% of brokers globally for deal volume. Throughout a career spanning more than 28 years, focused exclusively on the data center and colocation industry, Bauer has negotiated more than $12 billion in transaction consideration and facilitated over 25 million square feet of transactions.

His expertise includes advising tenants, landlords, buyers and sellers on complex leasing, investment, acquisition and development assignments. He also serves as a high-level consultant to enterprise clients, data center developers, and operators on a global scale, helping them optimize their digital infrastructure strategies and portfolios.

Supporting the platform is Clark Bauer, who specializes in data center site selection and land development, and has experience advising developers, hyperscale users and enterprise tenants on site strategy, land acquisition and tenant representation assignments.

Galindo supports clients in data center leasing, site selection, land acquisition, disposition and agency representation, and Kiefer supports transactions by managing site selection research, market analysis, and deal execution from initial materials through closing.

“I’m extremely excited to return to Cushman & Wakefield with a deeply experienced and well-connected team that’s hyper-focused on data centers,” said Mark Bauer. “In this market, demand is driven less by location than by what a site can deliver: reliable power, municipal support, and a developing workforce. Sites that combine smart development with energy generation are positioned to become high-demand assets. Our team has the expertise to identify, secure, and deliver on all three.”

Key Terms

hyperscale technical
Hyperscale describes the ability of a system or operation to grow rapidly and handle extremely large amounts of work or data. It’s like a massive factory that can quickly expand its production capacity to meet soaring demand. For investors, hyperscale indicates a business’s potential to scale efficiently, often leading to increased growth and profitability.
colocation technical
Colocation is the practice of placing a trader’s computer servers inside or next to an exchange’s data center so their orders travel the shortest possible distance to the exchange’s computers. For investors this matters because even tiny gains in speed can mean better trade prices or reduced slippage—like being first in line at a checkout—so firms that colocate can gain steady, measurable advantages or incur extra costs that affect returns.
transaction consideration financial
Transaction consideration is the total value exchanged in a deal—what the buyer gives and assumes to acquire assets, shares, or a business—including cash, stock, assumed debt, earn-outs, and other agreed payments. Investors care because it shows the real cost and financial impact of the deal—similar to evaluating the full price and hidden costs when buying a house, not just the down payment—informing judgments about affordability, dilution, and future risks.
