BETHESDA, Md.--(BUSINESS WIRE)-- Walker & Dunlop Investment Partners (WDIP) announced today that Fund VII is fully invested, having deployed $135.8 million across 16 multifamily and industrial investments throughout the United States, marking the successful completion of the fund’s investment period.

Fund VII, managed by Brian Cornell, Ryan Castle, Marcus Duley, and Mitch Resnick, completed its final investment with a $5.7 million investment in a 154-unit multifamily community in the Portland, Oregon, metropolitan area. In total, 66% of the fund was invested in industrial properties and 34% in multifamily properties. The fund targeted underutilized and undervalued assets with actionable value enhancement plans, with a core focus on middle market deals with equity checks ranging from $5 million to $25 million.

“Fund VII was designed as a focused, tactical equity vehicle to deploy capital quickly and efficiently in a market with compelling opportunities and limited competition among equity providers,” said Cornell, managing director and head of Equity at WDIP. “Our goal now is to execute our value enhancement plans and drive property-level performance. We already see this playing out in the portfolio – as of the second quarter, average occupancy across Fund VII’s multifamily portfolio increased from 61% at acquisition to 81%, while average occupancy across its acquired industrial portfolio increased from 86% to 97%.”

With Fund VII now fully invested, WDIP continues to evaluate opportunities to deploy equity capital into middle market investments where market dislocation, operational complexity, or capital constraints create opportunities to generate value through active asset management.
