ALEXANDRIA REAL ESTATE EQUITIES, INC. (ARE) is issuing $1,000,000,000 of 7.250% Series A Fixed-to-Fixed Reset Rate Junior Subordinated Notes due 2057, fully and unconditionally guaranteed on a subordinated basis by Alexandria Real Estate Equities, L.P. The notes pay 7.250% annually from issuance to February 15, 2032, then reset every five years to the Five-year U.S. Treasury Rate plus 2.889%, with a floor at 7.250%.
