How this balance works

Rhea-AI gives every point it takes from this document a weight. Minor counts 1, Moderate 3 and Major 9, so one Major point outweighs several Minor ones. The bar adds up the weights on each side, and when neither side holds more than 65% of the total the balance reads Mixed.

It reads the document as published, with the same rules for every company, and it does not look at what the market expected or at how the stock traded, so a point can be objectively good on a day the stock falls.

Rhea-AI Sentiment measures something else, the tone of the wording.

Home sale gross margin financial
"home sale gross margin of 24.8%"
Measure of how much profit a company makes on the sale of a house after subtracting the direct costs tied to building or acquiring that home (materials, labor, land cost, and construction-specific expenses) but before corporate overhead, sales and marketing, interest, and taxes. Calculated as (home sale revenue minus direct costs) divided by revenue, it shows the margin earned on each home like a per-item gross profit in a store and matters to investors because it indicates core construction or resale profitability and efficiency.
Net new orders financial
"net new orders totaled 6,208 homes"
Land impairments financial
"$26 million of land impairments recorded in the period"
A land impairment is an accounting loss recorded when the carrying amount of a parcel of land on a company’s balance sheet exceeds its recoverable or fair value and that decline is judged to be other than temporary. It is recognized by writing down the land’s book value to its recoverable amount (often fair value less costs to sell or value in use) and reported as an impairment loss in the income statement; this is different from depreciation (land is not depreciated) and from short‑term market volatility, because an impairment requires evidence that the decline is not expected to be reversed. Measurement and reversal rules follow applicable accounting standards (for example, IAS 36 under IFRS and the guidance for long‑lived assets under US GAAP), which determine the exact recovery test and whether any subsequent increases may be recognized.
Mortgage capture rate financial
"Mortgage capture rate in the quarter was 85%"
Mortgage capture rate is the share of homebuyers in a given market, development or sales channel who choose a particular lender to finance their purchase. For investors, it measures a lender’s ability to turn potential customers into actual loans—like the percentage of shoppers in a neighborhood who pick one store over others—and signals how much future revenue and growth the lender can expect from that area or partner.
Debt-to-capital ratio financial
"debt-to-capital ratio of 12%"
The debt-to-capital ratio measures how much of a company’s total funding comes from borrowed money versus owned money, calculated by dividing its debt by the sum of debt plus equity. Think of it like a household that compares its mortgage to the total value of the home plus savings; a higher share of debt means more fixed obligations and greater risk for investors, while a lower share suggests more financial cushion and flexibility.
Home sale revenue $3.9 billion Down 9% from $4.2 billion in the prior-year period.
Net income $476 million Compared with $586 million in the prior-year period.
Diluted earnings per share $2.53 per share Compared with $2.96 in the prior-year period.

ATLANTA - Oct. 22, 2026 – PulteGroup, Inc. (NYSE: PHM) announced today financial results for its third quarter ended September 30, 2026. For the quarter, the Company reported net income of $476 million, or $2.53 per share. In the prior year period, the Company reported net income of $586 million, or $2.96 per share.

“With homebuying demand increasingly pressured by rising mortgage rates, widespread inflation, and global unrest, we continue to benefit from our diversified operating platform and consistent strategies for delivering superior returns over the housing cycle,” said PulteGroup President and CEO, Ryan Marshall. “With more than 60% of our business now comprised of more profitable move-up and active-adult homebuyers, our strong gross margins were instrumental to driving third quarter earnings of $2.53 per share.

“The rapid increase in interest rates has stretched affordability even further, made selling an existing home even harder, and has pushed even more consumers to the sidelines,” added Mr. Marshall. “Within this environment, we continue to appropriately balance the price and pace of home sales, align production accordingly, and remain disciplined in our allocation of capital.”

Third Quarter Results

The Company generated home sale revenues in the third quarter of $3.9 billion, a decrease of 9% from home sale revenues of $4.2 billion realized in the prior year period. Third quarter SG&A expenses were $397 million, or 10.3% of home sale revenues, compared with $401 million, or 9.4%, in last year’s third quarter.

Reconciliation of Non-GAAP Financial Measures

This report contains information about our debt-to-capital ratios. These measures could be considered non-GAAP financial measures under the SEC's rules and should be considered in addition to, rather than as a substitute for, comparable GAAP financial measures. We calculate total net debt by subtracting total cash, cash equivalents, and restricted cash from notes payable to present the amount of assets needed to satisfy the debt. We use the debt-to-capital and net debt-to-capital ratios as indicators of our overall leverage and believe they are useful financial measures in understanding the leverage employed in our operations. We believe that these measures provide investors relevant and useful information for evaluating the comparability of financial information presented and comparing our profitability and liquidity to other companies in the homebuilding industry. Although other companies in the homebuilding industry report similar information, the methods used may differ. We urge investors to understand the methods used by other companies in the homebuilding industry to calculate these measures and any adjustments thereto before comparing our measures to those of such other companies.

The following table sets forth a reconciliation of the debt-to-capital ratios ($000's omitted):
