multiple listing service technical
A multiple listing service is a centralized system that aggregates and displays securities available for trading across more than one exchange or trading venue, making it easier for brokers and investors to find buyers and sellers. For investors it matters because wider visibility and access can improve liquidity and price discovery—think of it as a shared marketplace directory that can help ensure better chances of executing trades at fair prices.
foreclosure auction financial
A foreclosure auction is a public sale of a property that a lender forces when the owner stops making mortgage payments; the lender sells the home or building to recover the unpaid loan. For investors, these auctions can be a source of deeply discounted real estate or debt recovery, but they also carry risks like hidden liens, repair costs and legal complexities that can affect returns and local property values — similar to buying a repossessed car at a yard sale where price and condition both matter.
off-market transactions financial
Off-market transactions are transfers or sales of securities that occur outside a public stock exchange’s regular trading system, typically arranged directly between parties or through private negotiation or alternative trading venues. They matter to investors because these deals can move shares, affect ownership or liquidity, and may occur at prices that differ from the public market; think of it like selling a car privately instead of at a dealership auction.
nondisclosure state regulatory
A nondisclosure state is a jurisdiction whose laws or common practices allow certain business, legal, or regulatory information to be kept private rather than made public. For investors this matters because it can hide or delay disclosure of liabilities, settlements, ownership changes or regulatory findings—like a curtain over part of a company’s record—making it harder to assess risk and value until information is revealed.

Priciest publicly marketed deals ranged from $3.72 million in Cleveland to $130 million in Los Angeles, highlighting stark differences across local luxury markets

ARLINGTON, Va.--(BUSINESS WIRE)-- Homes.com, a leading online residential marketplace and part of CoStar Group (NASDAQ: CSGP), today published an analysis of the most expensive publicly marketed home sales across major U.S. metropolitan areas for the month of July. The full analysis is available here.

The list highlights the top closed sales in leading markets nationwide based on publicly marketed transactions recorded in Multiple Listing Service (MLS) data. July’s most expensive publicly marketed home sale occurred in Los Angeles, where a Bel Air estate sold for $130 million at a foreclosure auction. At the other end of the markets analyzed, Cleveland’s top sale reached $3.72 million, underscoring the significant differences in what constitutes the highest end of the housing market across the country.

The full roundup of the most expensive publicly marketed home sales includes:

  • Los Angeles: $130 million
  • New York City: $47 million
  • Phoenix: $40.2 million
  • Miami-Dade County: $40 million
  • Seattle: $21.2 million
  • Tampa: $19 million
  • Boston: $18 million
  • Chicago: $17.5 million
  • Atlanta: $13.8 million
  • San Francisco: $12 million
  • San Diego: $8.7 million
  • Washington, D.C.: $7.9 million
  • Las Vegas: $7.7 million
  • Minneapolis: $7.2 million
  • Charlotte: $6.5 million
  • Denver: $6.1 million
  • Nashville: $6 million
  • Philadelphia: $5.4 million
  • Cleveland: $3.7 million

July’s results revealed a notable divide among luxury housing markets. In the four markets where even the fifth-highest sale exceeded $10 million, Los Angeles, Miami, New York and Phoenix, the difference between the highest and lowest of the top five transactions was at least $16 million. Miami recorded the narrowest spread among the four, with its top five sales ranging from $24 million to $40 million.

The analysis is based on entries in the nation’s Multiple Listing Service platforms and therefore often excludes private and off-market transactions, which are common at the highest tier of the housing market. Because Texas is a nondisclosure state, Homes.com News evaluated the priciest properties in Houston and Dallas based on listing price.
