Caliber Goes Live with Tokenization of Three More Real Estate Offerings

Four live offerings exceed Caliber’s initial $100 million target in maximum offered equity; work to bring that equity on-chain continues.

Sentiment and the balance of points

Rhea-AI Sentiment reads the wording of the document, how positive or negative its language is on a 1 to 5 scale. The balance of points shown with the takes weighs what the document actually discloses, so the two can disagree, for example when a trial that missed its main goal is described in upbeat language.

Caliber (CWD) launched three additional tokenized real estate offerings representing up to $85 million in offered equity, expanding its digital ownership program. They are Caliber-Hyatt Studios Steamboat, Caliber-Hyatt Studios Phoenix/TSMC and the Caliber-HS Feeder Fund, which provides exposure to extended-stay hotel developments.

Including PURE Pickleball & Padel, four live offerings represent more than $110 million in combined maximum offered equity, not equity already raised or placed on-chain. Caliber is developing automated valuation tools and lender rights to support potential borrowing against investment interests. Tokenization does not guarantee liquidity, and transfers remain subject to offering documents and restrictions.

How this balance works

Rhea-AI gives every point it takes from this document a weight. Minor counts 1, Moderate 3 and Major 9, so one Major point outweighs several Minor ones. The bar adds up the weights on each side, and when neither side holds more than 65% of the total the balance reads Mixed.

It reads the document as published, with the same rules for every company, and it does not look at what the market expected or at how the stock traded, so a point can be objectively good on a day the stock falls.

Rhea-AI Sentiment measures something else, the tone of the wording.

4 terms
net asset value financial
"A transparent, reliable net asset value (NAV) for shares in a private real estate investment fund"
Net asset value is the total value of an investment fund's assets minus any liabilities, divided by the number of shares or units outstanding. It represents the per-share worth of the fund, similar to how the value of a house is determined by its total worth after debts are subtracted. Investors use it to gauge the true value of their holdings and to compare different investment options.
View in glossary
know-your-customer regulatory
"investor verification, know-your-customer and anti-money-laundering review"
A know-your-customer (KYC) process is the routine vetting that financial firms use to verify a client’s identity, check for fraud or illegal activity, and understand the customer’s background and risk profile. For investors it matters because KYC controls whether you can open accounts, trade freely, or face delays and restrictions—think of it like showing ID and answering basic questions before being allowed full access to financial services.
anti-money-laundering regulatory
"know-your-customer and anti-money-laundering review, sanctions screening and transfer controls"
Anti-money-laundering covers the rules, checks and systems used by banks, brokers and regulators to detect, stop and report attempts to hide or move proceeds from crime or to evade sanctions. Investors should care because robust controls protect market integrity, reduce risks of fines, frozen accounts and reputational damage, and affect a company’s costs and ability to do business — like a security checkpoint that helps keep the marketplace safe and reliable.
smart contracts technical
"Caliber’s proprietary smart contracts and implementation process"
Self-executing digital agreements whose terms are written as code and stored on a distributed ledger so they run automatically when preset conditions are met — like a vending machine that releases a snack only after you insert the right coins. Investors care because smart contracts can speed up transactions, cut middlemen, reduce errors and fraud, and create new ways to issue, trade or enforce financial assets, which affects costs, risk and regulatory oversight.

Two Caliber-Hyatt Studios hotel developments and the Caliber-HS Feeder Fund added to Caliber’s tokenized offerings as the Company develops valuation tools for future borrowing against investment interests

SCOTTSDALE, Ariz., Nov. 04, 2026 (GLOBE NEWSWIRE) -- Caliber (Nasdaq: CWD), a diversified real estate and digital asset management platform, today announced that it has gone live with three additional tokenized real estate investment offerings: Caliber-Hyatt Studios Steamboat, Caliber-Hyatt Studios Phoenix/TSMC and the Caliber-HS Feeder Fund. Combined, the three offerings represent up to $85 million in offered equity. Tokenization is designed to give investors a clearer digital record of what they own and, through Caliber’s Automated NAV (CNAV), a clearer view of its value. Together with lender rights, Caliber believes this will enable investors to borrow against their tokenized investment interests while retaining ownership. The launch follows the Company’s first tokenization, PURE Pickleball & Padel, and extends the same ownership infrastructure to both individual developments and a fund structure.

  • Caliber-Hyatt Studios Steamboat is a Hyatt Studios hotel development in Steamboat Springs, Colorado, which broke ground in July 2026.
  • Caliber-Hyatt Studios Phoenix/TSMC is a Hyatt Studios hotel development in North Phoenix, Arizona, located near Taiwan Semiconductor Manufacturing Company’s Arizona campus.
  • The Caliber-HS Feeder Fund is a fund-level investment vehicle rather than a single asset or project, designed to provide diversified exposure to Caliber’s extended-stay hotel developments.

As of today, investors in the three offerings can choose to receive a tokenized digital ownership certificate (the “Token”) or opt for the existing method of a paper certificate. Investors who choose the tokenized option receive a digital representation of their investment interest and hold the Token in a digital wallet. The underlying investment remains an interest in the applicable Caliber offering, governed by its offering documents.

Tokenization is designed to create a tangible economic benefit for real estate investors by first reducing the costs of investment management borne by both the investor and the fund they invested in. Once the token is established, the automation of the investor’s value calculation and the addition of transparent, verified financial metrics transform the investor’s minority share of a private fund from a piece of paper in their desk to a digital security.

“With our unique hotel developments now offering a way to own shares digitally, we anticipate that the ecosystem of prospective investors will broaden and that their satisfaction with the ownership experience will deepen,” said Chris Loeffler, Chief Executive Officer of Caliber. “When investors and their advisors realize our funds are easier to understand, track, manage within their broader portfolio, gift through their estate, and secure, we think the benefits will speak for themselves. If venues for liquidity emerge, either by giving our clients the ability to borrow against their shares or to resell them through an exchange, Caliber will have solved for the two most challenging aspects of private real estate investing: lack of a clear view of the value of shares and lack of liquidity.”

A transparent, reliable net asset value (NAV) for shares in a private real estate investment fund is the industry’s opportunity through tokenization. Through the CNAV product Caliber is developing, Caliber believes it will be able to automate valuation calculations over time, giving investors greater transparency into the value of their investment interests. This includes shifting valuation strategies through asset lifecycles and utilizing internal and external data that can be validated in the CNAV calculation to ensure accuracy. CNAV reflects Caliber’s own proprietary valuation standards for private real estate funds. Clients of Caliber Tokenization Services can choose to adopt CNAV or apply their own valuation methodology. The Company believes this process is critical to ascribe on-chain collateral value to real estate fund interests.

If automated valuation is the private real estate industry’s first significant challenge, lack of liquidity is its second. Caliber’s tokenization projects are seeking to address liquidity as well by developing a set of lender rights to open the possibility of borrowing against tokenized Caliber equities and implementing automated compliance to allow for secondary share sales on one or more exchanges. While tokenization does not guarantee liquidity, and any transfer remains subject to the applicable offering documents and transfer restrictions, the process of making the security digital via a token is an important first step toward liquidity.

The Token is designed to serve as a digital ownership record that improves visibility into ownership positions, automates portions of fund administration and compliance, supports investor communications and makes interests held by a larger number of investors easier to administer. As with the PURE Pickleball & Padel tokenization, the implementation incorporates Chainlink’s Automated Compliance Engine (ACE) to support investor verification, know-your-customer and anti-money-laundering review, sanctions screening and transfer controls.

The expansion also follows the formation of Caliber Tokenization Services, LLC (“CTS”), the Company’s division established to provide tokenization services under the brand Tokenized by Caliber. CTS combines institutional technology providers with Caliber’s proprietary smart contracts and implementation process to serve both Caliber’s own funds and offerings and real estate portfolios owned by family offices seeking the potential benefits of tokenization.

These three offerings advance Caliber’s previously announced program to tokenize approximately $100 million of Managed Assets. With PURE Pickleball & Padel, the four offerings now live on Caliber’s tokenization platform represent more than $110 million of combined maximum offered equity, exceeding the Company’s initial $100 million target, and Caliber is now working to bring all of that equity on-chain.

Caliber views tokenization as an extension of its established real estate platform rather than a change in its core business and intends to expand the program to additional offerings over time.

Accredited investors and their financial professionals can learn more about the three offerings, including the tokenized ownership option, and request the offering materials at Caliberco.com. Each offering is limited to accredited investors, whose accredited status must be verified before investing, and investments may be made only through the applicable offering’s definitive offering documents.
