Key Terms

brownfields technical
Brownfields are previously developed industrial or commercial properties that may be contaminated from past activities but are available for reuse. For investors they matter because cleanup and legal costs can be hidden liabilities, while successful remediation and redevelopment often unlock undervalued land and tax or grant incentives—like buying an old house that needs repair: the risks can be real, but fixing it can create significant value.
green infrastructure technical
Green infrastructure is the set of natural and engineered features—like parks, wetlands, green roofs, permeable pavements, and urban trees—that manage water, reduce heat, cut pollution and support biodiversity while also delivering public services. It matters to investors because these assets can lower operating costs, reduce long‑term climate and regulatory risk, attract customers or tenants, and qualify for subsidies or favorable financing; think of them as nature‑based tools that protect value much like insurance for a property or utility.
