Key Terms

data center technical
A data center is a secure facility that houses large numbers of computers, storage devices and networking gear that run, store and move digital information for businesses and online services. Investors treat data centers like modern warehouses: their occupancy, energy efficiency, connectivity and long-term service contracts drive steady revenue and capital needs, so changes in demand or costs can directly affect profitability and growth prospects.
hyperscale technical
Hyperscale describes the ability of a system or operation to grow rapidly and handle extremely large amounts of work or data. It’s like a massive factory that can quickly expand its production capacity to meet soaring demand. For investors, hyperscale indicates a business’s potential to scale efficiently, often leading to increased growth and profitability.
gigawatt scale technical
Gigawatt scale refers to capacity or projects measured in gigawatts (GW), where one gigawatt equals one billion watts, and denotes very large power generation or energy-storage capability such as multiple utility-scale power plants or extensive solar, wind, or battery fleets. It matters to investors because hitting gigawatt scale changes the size of potential revenue, capital requirements, operational complexity and regulatory exposure — like the difference between a single shop and a national chain in terms of economics and risk.
transit-oriented technical
Transit-oriented describes real estate or development that is planned and built to be close to public transportation hubs like train stations or bus lines, so people can reach work and services with short walks rather than long car trips. For investors it signals potential for higher demand, steadier rental incomes and lower parking or infrastructure costs—think of it like a storefront next to a busy subway exit that gets more steady foot traffic than a remote location.
