RESTON, Va.--(BUSINESS WIRE)-- Comstock Holding Companies, Inc. (Nasdaq: CHCI) (“Comstock”), a leading real estate company specializing in the development, acquisition, operation, and management of mixed-use, transit-oriented properties and data center developments, today announced the signing of a 12,000-square-foot retail lease with Backspin at 43811 Central Station Drive in Loudoun Station.

Backspin will introduce a new entertainment and social destination to Loudoun Station, bringing together indoor golf simulators, high-end karaoke, billiards, darts, shuffleboard, private event space, and food and beverage offerings under one roof. The Loudoun Station location will serve as the flagship venue for the brand new concept, with plans in place for future expansion.

The team behind Backspin brings experience across entertainment, hospitality, marketing, and business development. Chief Operations Officer Yuanyuan Qi co-owns Live-K Karaoke at The Wharf in Washington, D.C.; Chief Executive Officer Max Zhang is the founder of Zigma World and Metric Space Media; and Chief Financial Officer Rose Liu brings investment experience across multiple restaurant and entertainment ventures.

“We created Backspin to bring social sports, dining, and entertainment together in a modern, upscale environment where people can gather, connect, and have fun,” said Mr. Zhang. “Loudoun Station was the ideal location for our flagship because of its vibrant community, growing business district, and regional accessibility. We are excited to introduce the Backspin experience here and become part of the Loudoun community.”

The addition of Backspin further expands Loudoun Station’s growing mix of entertainment, dining, and experiential offerings, creating a new destination for residents, office tenants, and visitors to gather for elevated social experiences.

“We are excited to welcome Backspin and introduce a fresh entertainment offering to Loudoun Station,” said Tim Steffan, Chief Operating Officer of Comstock. “This is exactly the type of dynamic, experiential concept that complements the energy we are building across the neighborhood. Backspin will provide a multitude of reasons for people to come to Loudoun Station and experience everything the community has to offer, further establishing its position as a premier destination for entertainment and dining in Northern Virginia.”

Located adjacent to Ashburn Station on Metro’s Silver Line that connects to Dulles International Airport and downtown Washington, D.C., Loudoun Station is at the forefront of Loudoun County’s transformation into a transit-oriented community. The neighborhood includes over 1 million square feet of high-quality residential, office, retail, and entertainment space, with an additional 1.5 million square feet of mixed-use development planned. Key Terms

retail lease financial
A retail lease is a legally binding rental contract between a landlord and a tenant for premises used to sell goods or services directly to the public, like a shop, café, or showroom. It spells out rent, lease length, allowed uses, responsibilities for maintenance and common-area charges, and other rules such as trading hours or signage; think of it as the detailed rulebook for running a storefront. Investors care because the lease terms determine predictable income, operating costs, tenant stability and how valuable the property is to own or sell.
mixed-use technical
A mixed-use property combines multiple types of space—such as homes, shops, offices, and sometimes hotels or restaurants—within the same building or development, like a small neighborhood stacked together under one roof. For investors it matters because mixing uses can diversify income streams, boost foot traffic and demand, and spread risk across different tenant types, but also brings added complexity from zoning rules, management needs, and varied lease terms.
transit-oriented technical
Transit-oriented describes real estate or development that is planned and built to be close to public transportation hubs like train stations or bus lines, so people can reach work and services with short walks rather than long car trips. For investors it signals potential for higher demand, steadier rental incomes and lower parking or infrastructure costs—think of it like a storefront next to a busy subway exit that gets more steady foot traffic than a remote location.
