Key Terms

leed technical
A LEED certification is a widely recognized rating that evaluates how energy-efficient and environmentally friendly a building is, like an energy- and sustainability report card for real estate. Investors care because higher ratings often mean lower operating costs, stronger tenant demand, potential tax or regulatory benefits, and better resale value — all of which can influence a property’s income and long-term return.
energy star technical
A government-backed label that indicates a product, appliance or building meets set energy-efficiency standards. For investors, an ENERGY STAR rating signals lower ongoing utility and maintenance costs, stronger appeal to cost- and eco-conscious buyers or tenants, and possible access to incentives or reduced regulatory risk—think of it like a fuel-efficiency sticker that helps compare long-term operating costs and market desirability.
global reporting initiative (gri) technical
A widely used set of guidelines for how organizations report their environmental, social and governance performance, the Global Reporting Initiative (GRI) gives a common “recipe” for describing impacts such as emissions, labor practices and community relations. For investors it matters because consistent, comparable reporting makes it easier to assess long-term risks and opportunities that aren’t visible in financial statements alone — like pollution liability, supply-chain problems, or reputation exposure.
united nations sustainable development goals (un sdgs) technical
A set of 17 global goals established by the United Nations to guide countries and organizations toward outcomes like cleaner energy, better health, reduced inequality and sustainable economic growth. Investors use the goals as a common checklist—like a company’s fitness score—for assessing long-term risks and opportunities, because businesses that align with these goals may face fewer regulatory problems, attract customers and access capital more easily, while those that don’t may encounter costs or loss of market access.
djsi north america index technical
A stock index that tracks North American companies judged to perform well on environmental, social and governance (ESG) factors, acting like a public scorecard of corporate sustainability. Investors use it as a benchmark or selection guide for funds and portfolios focused on lower long-term risk or reputation exposure from issues like pollution, labor practices or board oversight; inclusion can attract capital and influence share prices.
