LONDON--(BUSINESS WIRE)--KKR and Mirastar, KKR Real Estate’s industrial and logistics platform in Europe, have acquired a 2.7-million-square-foot portfolio of eight UK logistics assets from Ares Real Estate funds.
The portfolio comprises modern, high-quality assets across established distribution markets in the Midlands, South East and North of England, including Corby, Doncaster, Stoke-on-Trent and Milton Keynes. The assets benefit from strong connectivity to key population centres and transport infrastructure.
The portfolio is fully occupied, with a weighted average lease term to break of nine years across a diversified tenant base.Approximately 60% of the rent roll is derived from investment-grade tenants or subsidiaries of investment-grade parent companies. The portfolio also has strong sustainability credentials, with BREEAM ratings ranging from Very Good to Outstanding.
Ekaterina Avdonina, CEO and Co-Founder at Mirastar, said: “This portfolio broadens Mirastar’s presence across several important UK logistics markets, adding a high-quality group of assets to our growing European platform. We see clear opportunities to apply Mirastar’s operating capabilities across the portfolio to drive long-term value creation.”
Mai-Lan de Marcilly, Co-Head of European Real Estate Equity at KKR, added: “We continue to see strong fundamentals in UK logistics, underpinned by resilient occupier demand and constrained supply in key markets. With its combination of durable income and meaningful growth potential, this portfolio represents the type of opportunity KKR’s diversified pools of capital are well positioned to pursue.”
KKR and Mirastar were advised by DTRE and DLA Piper.

Investment-grade describes bonds or other debt judged by credit agencies to have relatively low risk of failing to make promised interest and principal payments; think of it as a lender's report card showing financial stability. It matters to investors because these securities usually pay lower yields but reduce the chance of loss, affect portfolio risk and credit exposure, and influence how cheaply an issuer can borrow—similar to choosing a reliable car with lower repair risk over a cheaper, uncertain one.
weighted average lease term to breaktechnical
Weighted average lease term to break measures the average remaining time, weighted by lease size (usually rent or floor area), until tenants can legally end their leases early using break options. It shows how long current rental income is contractually protected before tenants may exit, acting like an expiration date for portions of a landlord’s cash flow; investors use it to gauge near‑term lease rollover and income stability.
rent rollfinancial
A rent roll is a detailed record a property owner or manager keeps that lists each rental unit, the tenant occupying it, current rent amount, lease start and end dates, security deposits, and any additional recurring charges or concessions. For investors it acts like an income map—similar to a payroll for a building—showing current cash flow, occupancy, lease expirations and potential turnover risks so buyers and lenders can evaluate revenue stability and future earnings.
breeamtechnical
BREEAM is a widely used rating system that evaluates how environmentally friendly and resource-efficient a building is across factors like energy use, water, materials, waste and occupant health. For investors, a high BREEAM score acts like a visible fuel‑efficiency label or building “health check,” indicating lower operating costs, stronger tenant appeal, reduced regulatory and climate risk, and often better resale value—helping assess long-term financial performance.
