A reverse 1031 exchange is a tax-deferred real‑estate exchange under Internal Revenue Code Section 1031 in which the replacement property is acquired before the taxpayer transfers (relinquishes) the property they are selling. Because the IRS requires the relinquished property to be the asset actually exchanged, a neutral third party—commonly called an exchange accommodator or qualified intermediary—temporarily holds title to either the newly purchased property or the older property so the sequence meets 1031 rules; typically the intermediary takes title to the replacement property (it is “parked”) until the taxpayer conveys the relinquished property to the intermediary.
