IRVINE, Calif.--(BUSINESS WIRE)-- loanDepot, Inc. (NYSE: LDI), a national retail lender with $592 billion funded directly to consumers, today announced expanded eligibility for its 5x5 HomeLoan. The fully digital home equity line of credit (HELOC) is now available to qualified homeowners in 47 states, with plans to expand to all 50.

“Accessing home equity shouldn’t require weeks of paperwork, multiple appointments and a lengthy underwriting process,” said loanDepot Chief Growth Officer Nikul Patel. “We’ve expanded eligibility for our HELOC while making the experience faster and simpler for more homeowners. From application through funding, our fully digital process is designed to help qualified borrowers access their equity with less friction, greater convenience and more certainty.”

loanDepot’s HELOC allows qualified homeowners to access between $25,000 and $750,000 of their home equity through a streamlined digital process without replacing their existing mortgage. Under the expanded guidelines, customers with a minimum credit score of 600 may be eligible. Qualified homeowners may also be able to borrow against their equity up to a combined 90% of their home’s value, including the balance of their existing mortgage.

The loanDepot HELOC combines expanded eligibility with a simplified borrowing experience. Qualified homeowners can complete much of the process online through technology-enabled verification tools that may include electronic asset verification, instant bank account connectivity and automated property valuation methods that can reduce or eliminate the need for traditional in-person appraisals in many cases.

American homeowners collectively hold $35.8 trillion in home equity,1 even as record credit card balances of $1.26 trillion2 leave many households seeking flexible, lower-cost financing options. loanDepot’s HELOC is designed to provide a faster, more convenient way for qualified borrowers to access available equity while keeping their existing first mortgage in place.

What Makes loanDepot’s Home Equity Line of Credit Different?

Qualified homeowners can apply online through a streamlined digital process that is designed to reduce friction and accelerate access to funds. Depending on borrower and property qualifications, the process may leverage automated valuation technologies and digital income, asset and identity verification tools, helping eliminate the stress and hassle commonly associated with traditional home lending.

How Can Homeowners Use loanDepot’s Home Equity Line of Credit?

Homeowners can use funds from the HELOC for a variety of financial needs, including:

  • Consolidating higher-interest credit card or personal loan debt
  • Renovating, repairing or improving a home
  • Managing unexpected or significant expenses
  • Paying tax obligations
  • Financing solar panels or an accessory dwelling unit
  • Covering education or medical expenses

How Fast Can Homeowners Access Equity Through loanDepot’s Home Equity Line of Credit?

Qualified homeowners can receive approval in as little as five minutes and access funds in as few as five days, subject to required verifications.

What Rate and Repayment Options Are Available?

Borrowers can choose from available fixed and adjustable-rate options and repayment terms of 10, 15, 20 or 30 years, including an interest-only payment option during the draw period. Because a HELOC is a revolving line of credit, borrowers may access available funds again as they repay their balance during the applicable three- to five-year draw period.

“Many homeowners are surprised by how simple the process can be,” said loanDepot Director of Production Operations Romina Zamanpour. “Technology now allows qualified borrowers to move through much of the application and verification process digitally, often without some of the steps traditionally associated with a home loan. The result is a faster, less stressful and less cumbersome borrowing experience.”

How Do Homeowners Apply for the loanDepot HELOC?

Homeowners can explore loanDepot’s home equity options and apply online or connect with a local loanDepot loan officer.

Key Terms

heloc financial
A HELOC (home equity line of credit) is a revolving loan that lets a homeowner borrow against the value built up in their house, similar to a credit card but secured by the property. It matters to investors because HELOCs affect banks’ lending volumes, interest income and credit risk, and high consumer use or defaults can signal stress in the housing market and consumer spending, influencing related stocks and bond valuations.
automated valuation models technical
Automated valuation models are computer programs that use algorithms and market data to produce quick, standardized estimates of an asset’s value—like a calculator-based appraisal instead of a human one. They matter to investors because these estimates are often used for pricing, portfolio decisions and risk checks; however, they rely on the quality of inputs and assumptions, so their results are best treated as one tool among many.
revolving line of credit financial
A revolving line of credit is a flexible borrowing arrangement that allows a person or business to access funds up to a set limit whenever needed, much like a prepaid card. As money is repaid, it becomes available to borrow again, making it a convenient way to manage cash flow or cover ongoing expenses. Investors pay attention to it because it reflects a company’s ability to access quick funds and manage financial flexibility.
interest-only payment option financial
A loan feature that lets the borrower make payments covering only the interest charged for a specified initial period, during which the loan principal does not decrease; after that interest-only period ends the borrower must start repaying principal (often via higher amortizing payments) or repay the remaining balance in a lump sum as a balloon payment. It changes the loan’s payment schedule and total interest timing: monthly costs are lower during the interest-only window but the outstanding principal and eventual required payments remain, which can raise payment size or create a large final balance when the option ends.
