What Gross Margin Means for Real Estate Companies

Gross margin does not translate cleanly into real estate. REITs and property operators earn revenue from rents, occupancy-driven fees, and in some cases development profits, while their direct property costs cover property taxes, insurance, utilities, and on-site management. The traditional manufacturing-style cost-of-goods framework was not designed for a rental-income business, and the reported gross margin for a property owner tends to sit well above what an industrial producer would show for mechanical reasons.

Why It Matters Less in Real Estate

For real estate, the meaningful margin analogs are net operating income and FFO-based measures, not gross margin. Those ratios exclude non-cash depreciation that otherwise distorts property-company profitability on a GAAP basis. It is worth noting that reported GAAP margins for REITs are heavily shaped by depreciation schedules on real assets that typically hold or increase in value over time, which is precisely why the industry standardized around FFO/AFFO as alternative performance metrics.
