What Return on Assets Means for Real Estate Companies
Return on assets compares net income with the buildings, land and leases a real estate company holds. Accounting rules require large depreciation charges against properties that in many cases hold or gain value, so the numerator is reduced by an expense that does not match economic reality, while the denominator carries those properties at cost less the same accumulated depreciation. The result understates the cash a portfolio generates, which is why the sector reports funds from operations.
Why It Matters Less in Real Estate
A low figure here is the accounting rather than the business. Property depreciation runs for decades against assets whose rents are often rising, so a portfolio of well-let buildings can report modest net income while collecting substantial cash. Property sales complicate it further, because a gain lands in net income and lifts the ratio in a year when nothing was built or leased. Funds from operations, occupancy and lease terms describe the operating performance more faithfully.

How this ranking is built
Companies are ranked by return on assets as reported in their most recent annual filing with the SEC. Figures shown are in US dollars (or percent, as noted), rounded to two decimals.
- Source: annual 10-K / 20-F filings from companies trading on US exchanges (NYSE, Nasdaq, AMEX).
- Fiscal year: whichever annual period the company has most recently filed. Fiscal years don't always align with the calendar year, so the "as of FY" stamp above reflects the most common year across the table.
- Filtered out: warrants, preferred shares, and duplicate listings that share a parent company's financials.
- Size floor: A company qualifies at $1 billion in annual revenue or above, so a small filer with a freak ratio cannot top the list.
- Value range: Only figures above 0% and up to 100% qualify.
- Update cadence: refreshed as companies file new annual reports (typically within 60–90 days of fiscal year end).
