What Cash Reserves Mean for Real Estate Companies
Cash and equivalents captures liquid balances available for operations, property acquisitions, or development funding. In real estate, REITs are structurally designed to distribute the majority of their taxable income, so large retained cash balances are unusual. When one appears it often signals a pending acquisition, recent asset disposition proceeds, or a development pipeline being funded before stabilization pushes properties into the distributing base.
Why Cash Matters Less in Real Estate
Because REIT tax status requires most of taxable income to flow out as distributions, cash reserves are a poor proxy for financial strength in this sector. Liquidity instead lives in credit facilities, unencumbered properties that can be pledged, and access to unsecured bond markets. REITs that maintain deep bank-line capacity often have more genuine flexibility than peers showing larger cash balances but thinner contingent borrowing room against a downturn.

- Fiscal year: whichever annual period the company has most recently filed. Fiscal years don't always align with the calendar year, so the "as of FY" stamp above reflects the most common year across the table.
- Filtered out: warrants, preferred shares, and duplicate listings that share a parent company's financials.
- Update cadence: refreshed as companies file new annual reports (typically within 60–90 days of fiscal year end).
